The Rise of Modular Design

Why is modular design taking the construction and manufacture industries by storm and how are we at Three Rooms Design involved in this change?

In recent years, the construction and manufacturing industries have experienced a significant shift towards modular and offsite techniques. As capital projects become increasingly complex and ambitious, stakeholders are facing persistent issues with cost overruns and schedule delays. Here at Three Rooms Design, we adapt to these industry shifts by taking on projects that involve the creation of multiple modular systems.

Modular and offsite construction methods, which include prefabrication, modularization, preassembly, and multi-trade fabrication, have been around for decades. However, they are now emerging as critical strategies for delivering projects faster, safer, and more economical in an increasingly labour-constrained environment. By synchronising offsite and onsite work, these approaches allow for activities to be carried out in controlled facilities, minimising the impact of inclement weather and site disruptions while meeting safety and quality standards.


Recent research, including a comprehensive survey by various industry organisations, highlights the current state of modular construction. This survey focused on two primary areas: the characteristics of the modular and offsite construction industry and the barriers to increased market share. The study highlighted the evolving nature of the industry and the increasing recognition of offsite construction's benefits. Participants identified key challenges hindering the growth of modular construction, stemming from a workshop that addressed challenges and opportunities.

Despite the clear advantages of modular construction, many organisations are still hesitant to fully adopt this approach. Research shows that only 38% of organisations demonstrate a high level of acceptance for offsite construction, while nearly 50% continue to prefer traditional design-bid-build methods, which are less suited to optimising modular construction projects. The research identified key barriers, including the need for a dedicated building code for modular construction, a demand for innovative financing and insurance solutions, the development of aligned standards for procurement, and calls for tailored lending programmes from financial institutions.


The landscape of capital projects is more intricate than ever, with global initiatives becoming larger and more complex. The industry often accepts that projects rarely finish on time or within budget. This ongoing challenge is exacerbated by the retirement of baby boomers, leading to a significant loss of industry knowledge. Interestingly, a recent study found that two-thirds of engineering and construction owner organisations acknowledge that the offsite construction environment has changed dramatically over the past three years, primarily due to labour shortages and increasing cost pressures.

While change is gradual, innovative organisations are increasingly adopting offsite construction, reporting excellent results through more collaborative and transparent delivery mechanisms. By partnering with these organisations, we at Three Rooms Design have developed modular bathroom pods, fully furnished and plumbed, that significantly reduce on-site fitting time. We have also provided modular solutions for commercial and domestic projects, including apartments and hotels across the country.


Nevertheless, low productivity remains a pressing issue in the industry. To overcome these challenges, modular construction and other innovative techniques offer promising solutions. At Three Rooms Design, we have seen first hand how these approaches can improve efficiency and drive the industry forward.


As the construction and manufacturing sectors continue to evolve, adopting modular and offsite construction methods is essential for navigating the complexities of modern capital projects. By addressing barriers and embracing innovative practices, the industry can achieve greater efficiency and deliver successful projects that meet the demands of today’s dynamic environment.
